The farmhouse was recently converted and offers good accommodation, well furnished, for 10 people.
The kitchen has fitted units, hob/oven, fridge/freezer and dishwasher and is large enough for 10 people to eat in comfortably. There is also a utility room with sink, washing machine, iron and ironing board.
Also downstairs, there is a shower with WC.
The drawing room is spacious and well furnished with TV and Video, comfortable sofas and views of the garden.
All rooms in the house overlook the garden which enjoys sunshine throughout the day.
The large entrance hall with its wood flooring contains a turned staircase to the upper floor.
On the first floor there is a large bathroom with bath, shower and WC.
There are two double bedrooms, one twin bedded room and two rooms with bunks. These are all well furnished with plenty of storage and hanging space and equipped with pillows and duvets. (no bed linen or towels are provided).
The property has the benefit of full central heating and would be suitable for winter lets. It is also ideal for people needing somewhere to stay whilst seeking to purchase property in the area. Rates for low season or long lets are by negotiation.
Exterior
The garden is completely walled with large wrought iron gates and is entirely safe for children. There is a graveled drive and a large open barn for shaded car parking or dining. There is a large Bar-B-Q and table with ten chairs, plus ten loungers.
The pool is maintained to a high standard and will stay warm provided the cover is put on each night.
Bicycles are provided, four adult and two for children and these are kept in the barn adjacent to the house.
The garden consists of lawn, which is flat and ideal for sunbathing or children playing.

LOCAL AREA
The farmhouse is located on the edge of a small hamlet overlooking sunflower fields and vines. There is a small chateau and ancient church at the heart of the village. At Verdille - approximately 3 km away - there is a boulangerie and charcuterie and also a bar. At Aigre - 8km away - there is everything you might need in way of shops. There is also a market, Tourist Office, bar and restaurants.
Angoulème, Cognac and La Rochelle are all within easy reach and Futuroscope is about 1 hour away.
The area is well known for its seafood, fresh fruit and vegetables, wine, cognac and the local aperitif "Pineau".
The Charente is said to enjoy a "microclimate" providing warm weather for most of the year, rising to the nineties in August. The spring and Autumn are particularly pleasant for those who prefer a cooler temperature with plenty of sunshine.
The distance from Calais to Barbezières is approximately 450 miles. There are excellent services available on major routes, some of which are toll roads.
